Rental Application

Military – If the applicant is a member of the Armed Forces, you must disclose if you have already received orders, you believe you are about to receive orders or are transferring within the next 12 months. You must also disclose if you are currently on temporary orders limiting your stay to less than a year. 


Representation – Applicant and Co-Applicant represent that the information submitted on this application is true and complete. Providing false information is grounds for rejection or lease termination and retention of money tendered to landlord as liquidated damages. 


Authorization – Application and Co-Applicant authorize landlord’s broker to: (1) obtain a copy of any consumer or credit report related to this application; and (2) verify any rental history or any other information related to this application; and (3) discuss information in the consumer report with landlord and landlord’s broker. 


Pets – To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. The pet fee for pets 35 pounds and under is $250.00 per animal, pets above 35 pounds is $350.00 per animal. All animal fees are NON-REFUNDABLE. Pet fee must be paid in full before move-in. Please note, pets commonly recognized as aggressive breed (full breed or partial) will not be approved under any circumstance. These breeds include rottweilers, pitbulls, chows and dobermans. You will be required to disclose the breed of your pet prior to approval of your application. Failure to accurately disclose this information may result in future eviction. Pets approved on select properties only. 


Application Fee – An application fee of $55.00 is required per person. Application fees are non-refundable regardless of reason.


Security Deposits – All deposits must be paid in full in order to discontinue the advertising and schedule your move-in. Security deposits are NON-REFUNDABLE after 72 hours; if you and any co-applicant notify us that you have changed your mind and do not want to rent the unit, we will retain all deposits as liquidated damages and the parties will then have no further obligation to each other. 


HUD (Section 8) – HUD is accepted on select properties only. You must bring your voucher and 1,2,3 papers when you bring your deposit. Waiting time for HUD to pay could be 2-3 months, and you will be responsible for FULL rent until HUD starts paying. 


Roommates – We accept only 2 roommates in one unit.  Each individual roommate will have to apply and pay the application fee.  Each roommate must make 3x the amount of the rent.


Preventative Maintenance Program – We’ve implemented a new Preventative Maintenance Program, where-in Linnemann Realty will mail you the exact filters you need for your heating & AC system every month.  It is mandatory and will be a $20.00 per month charge.


Processing Of Your Application –  We cannot begin processing your application until all documents have been received.  Once we receive everything needed to complete the process, please allow up to 72 hours for a final determination.
